Clondalkin House - Belgard road : Planning permission received and tenders issued. Project is progressing to a site start in Mid Feb 2012.

18th Nov 2011
Disability Access Certificate application Lodged for new Bouldering Climbing Gym in Dublin 8. This is the first of its kind in Ireland and provides free climbing (no ropes) walls up to 4.3m high for climbing. No ropes or harnesses used.

Clondalkin House - Planning permission lodged for 4000sq ft 2 storey detached house on Belgard road. Proposed Site Start in march 2012.

Refurbished detached House in Kiliney completed this Month. Very pleased with the external insulation process and results are a very sharp finish which complements the gray windows installed.

Ken Byrne received his certificate for Accreditation as Conservation Architect Grade III in the Pepper Canister Church (St Stephen's Church) Mount street presented by Mr. Paul Keogh President of the RIAI.

New House - Clondalkin - Project Design Architects have been commissioned to lodge a new planning application for redesign of approved 2 storey 4000 sq ft house in Clondalkin and proceed to completion in 2012. An exciting green field site for development and looking forward to a successfull project.

Blackhourse Ave. - Planning permission Granted for detacted 2 storey House on corner site at mcKee park Dublin 7.

Gorey - House extension to rear and internal remodelling. Works to be designed under exempted planning and proceed to site in early 2012.

Dental Practice Kilester Houwth Road. - Works on site for the re fit of the existing first floor office space to new dental practice have begun and due for completion before dec 2011.

15th September 2011
Simmonscourt Ballsbridge Dublin 4 - Works have begun on site for the refurbishment and remodelling of the existing 3 story terrace house. Project Design Architects wish all concerned well in this project and look forward to a successful completion.

Beechwood park Kilcoole Co Wicklow. - Project Design Architects are delighted at receipt of decision to Grant permission for two story extension and dormer roof to this existing end of terrace house.

Delgany - New vehicular Entrance to gate lodge on priory Road - Planning permission has been lodged for new Entrance gates to existing Gate Lodge.

New Dental practice - Kilester Howth Road. - Project Design Architects are delighted to have received both Fire safety certificate and DAC Certificate for the new dental practice to open pre Christmas 2011.

7th Sept 2011
Project Design Architects have been appointed for new project to extend existing House and upgrade thermal properties for a detached single storey dwelling in Hollyfort road Gorey Co. Wexford.

PDA appointed to oversee upgrade works to commercial property in Blackrock mainstreet on behalf of landlord.

Ken Byrne has received confirmation from RIAI that he has successfully completed the Conservation Induction Module for 2011. Once the accreditation process is completed he will have obtained the title:
Architect Accredited in Conservation at Grade III

29th July 2011
Fortfield Ave works have begun on site with T kavanagh Developments starting with the demolition works which has transformed the house over night. Client is begining to see the open space which will be available on completion.

Templemore Ave - Works are now at final snaging and cleaning up with Client moving into their new house in August. PDA would like to thank ACf and all csub contractors for their help in completing this project.

Kiliney House renovation : tenders have been returned for the internal refit of the existing house in Kiliney. The internal alterations include reversing the layout with bedrooms on first floor and new open plan living accommadation at ground floor level. Works are due to start Mid August.

New project - Blackhorse Ave : Project Design Architects have been commissioned to design a new 2 bedroom detacted House on a corner site off Blackhorse Ave Dublin 7. House to be B1 rated using eco technology design and specifications.

28th June 2011
New Project: A large detached house in Killiney in need of remodelling and thermal upgrade. Project Design Architects have been appointed to design and project manage the venture.

Dental Practice - Howth rd. - Planning permission has been issued for the change of use from Offices to Dental practice. Instruction to proceed with Fire safety Application and DAC received.

Fortfield Road, - Tender returns have been assessed nd contractor due to start n site on 12th July 2011. This is a large extension to side and rear of existing semi detached house to accommodate 5 bedrooms and large open plan living dining area maximising use of natural light.

Templemore Ave - On going site works are coming to a close on this project. Now at the finishing out stage for a completion date for early July. ACF Construction have performed on programme and to the highest standards of finish as requested. PDA would have no hesitation in recommending ACF ltd for future work.

31st May 2011
New Project - Proposed two storey extension to existing House - Braemor Road
A large split level residence to be refurbished and extended to the side and rear. Planing Permission has been lodged with dun Laoghaire Rathdown and Project design Architects are looking forward to an exciting double height extension with some unusual features incorporated in to the design.

Glencarin Drive - Planning permission received from DLRcoco in six weeks from date of lodgement. Tender documents have been issued and works are due to start on site mid August 2011.

Fortfield Road - planning permission received for large two storey extension without any observations or appeals. Tender package to be issued to contractor this week with a site start date of beginning of July 2011.

The Paddocks Naul - Contractor due on site next week to beginning the replacement roof project to an existing house. Removal of existing asphalt flat roof and installation of new pitched tiled roof.

New project - Proposed new Dental Practice in Killester Dublin 3.
Project Design Architects have been appointed on a second Dental practice fit out. The proposed works wil involve the required change of use planing permission and all all necessary fire safety certificates and DAC applications.

Templemore Ave, Rathgar, Dublin 6:
Works on site have commenced with the extension and internal fit out of the existing terrace house. Contractor ACF Construction ltd. Have begun construction and programme for completion is 8 weeks. This will be an exciting change to existing space within a confined scope of works.

Project Design Architecture:
As part of my continuous upgrading of my education and skill set on offer to all my clients I will be starting the RIAI Conservation Induction Module Grade III 2011 this week.

I hope everyone had a very nice easter break and its all systems go for the summer work load. An update on news since last on line.
Aston Wood Bray - Rebuild on existing extension after storm damage has been completed with the finishing touches in hand. Additional insulation upgrade also carried out to the existing house.
Fortfield Road Templeogue. - Planning Permission granted for two storey extension to side and large open plan extension to rear.
Templemore Ave Rathgar - Instruction to proceed to site received on results of successful tendering process. Works due to commence 3rd May 2011
Dental practice - Botanic Ave. - DAC granted on proposed works. The 7 day application format was used on this project to allow the works proceed while both Fire cert and DAC application went though the local Authority process. Project Design Architects are delighted with the results and this project is drawing to a close in the next two weeks completed.

New Project - Single storey extension to rear of existing house in Glencairn Drive. Lodged for planning this week.

New Project - Project design Architects have been appointed to design a new two storey extension to side and single storey and half extension to rear of existing house on Breamor Road Churchtown Dublin 14. An exciting new project with split level design opertunity within the sloping site.

 
2nd April 2011
House in The Naul Co. Dublin. Project design Architects are delighted as a decision to grant planing permission for the alteration works to an existing house has been issued. Tenders have been completed on this project and subject to receipt of final Grant works will commence in early May 2011.

Templemore Ave. Rathgar - Tender documents have been issued for this upgrade and extension of an existing edwardian Terrace house. An exciting extension to the rear of a Glazed modern atrium concept which will provide daylight to the newly relocated kitchen and dining areas.

The Property Panel -  Project Design Architects are happy to note the progress within the Property panel with considerable interest in services provided from Housing Associations and private individuals in relation to feasibility studies and proposed completion of projects.

25th March 2011
Extension & Energy Upgrade Kilcoole Co. Wicklow - Project Design Architects have lodged the planning Application for the Two storey extension with Attic conversion and Dormer window to Wicklow County council and await there decision.

Butterfield Avenue, Rathfarnham Dublin 14 -  Planning Application lodged for Alterations and extension which includes the removal of the existing roof and raising external walls, new roof structure to allow the overall conversion of this existing 2 bedroom bungalow into a 4 bedroom two storey house. A very exciting project which will transform the existing house, double the floor area for accommodation within the existing foot print of the existing house.

Mount Pleasant Avenue Lower, Ranelagh Dublin 6w. - Planning Decision to Grant permission received for the internal upgrade works required to a protected Structure building. Project Design Architects would like to acknowledge the co operation between Carrig Conservation and Project Design in Achieving this difficult planning Decision and section 5 works schedule on behalf of the clients.

15th March 2011 : New project -
Project design Architects have been appointed to refurbish and upgrade an existing Edwardian terrace House on Templemore Ave Rathgar which has been recently purchased. Pda wish the new owners the all the best of luck with their new adventure and look forward to working with them on this exciting remodelling of an existing charming house.

2nd March 2011 -
New House refurbish and remodel.
Project design Architects have been appointed for a new refurbishment project on and existing Edwardian House in Rathgar Dublin 6. A complete upgrage of internal layouts and space involing opening up areas for modern living.

Planning Application lodged for Fortfield Ave Templeogue Dublin 6W.

Fire Safety certificate - 7 Day Notice lodged and Disability Access Certificate Lodge for new Dental practice. Tender pricing is back and is being assesed over the next week.

Feasibility Study commissioned in conjunction with the property panel on a 5 Acre site in North County Dublin. A large scale project assessment plan.

Section 5 - Notice of exempt works received on Protected Structure - Mount Pleasant Ave Lower, Ranelagh D6W. Tender prices have been received and works due to commence in March 2011

Planning Application lodged for alteration to an existing roof profile in Naul Co. Dublin.

17th Feb 2011 - Update on Projects.

Aston Wood Bray Co Wicklow
Works have begun on site for the reconstruction of the storm damaged extension. Project Design Architects look forward to working with Tim Kavanagh Construction and a successful conclusion for the client on this upsetting and disturbing occurrence.

Templeogue Road Dublin 6w. 
Notification of decision to Grant Permission received on the proposed extension to an existing detached 2 storey house including new storey and half entrance with glazed atrium and new single storey extension to rear including internal remodeling of existing layouts.

New Orthodontics Practice -  Glasnevin Dublin 13
Tender packages for the proposed works have been issued to contractors. Project Design Architects look forward to working on this exciting project over the coming months.

11th Feb 2011 - New project - House extension and upgrade - Kilcoole Co. Wicklow
Project Design Architects have been retained to develop sketch designs for transforming an existing 3 bed semi detached house in Kilcoole Co. Wicklow into new 5 bedroom house with extended living accommodation to ground floor. Refurbishment includes insulation upgrading and existing heating and lighting reviews. An exciting local project which will hopefully extend our profile in Wicklow area and lead to more local projects and contacts. 9th Feb 2011 - Rathfarnham House Remodelling
An exciting new project and Project Design Architects are delighted to be retained as the Architect for upgrading and remodelling the current house form to allow new first floor accommodation within a new roof profile structure. Designs are progressing to a fruitful conclusion with the client and planning permission Application to be lodged by end of Feb 2011.

4th Feb 2011 - Ballsbridge Refurbishment of existing 3 storey Terrace House.
Project Design Architects have been appointed to design and Project Manage the complete strip out and refurbishment of an existing 3 Storey residence located in a small gated development of Simmonscourt Road. Remodelling of this 1900 sq ft property is an exciting project and brings together interior design and energy conservation design within existing housing. BER rating will be improved through the works and allow considerable savings on house running cost into the future.

28th Jan 2011 - New Orthodontics Practice -  Glasnevin Dublin 13
Project Design Architects have been appointed to obtain Fire Safety Certificate, Disability Access Certificate, Tender and fit-out of approved new dental Surgery for Orthodontic Practice. Full site works supervision required to open a new venture in April 2011. 25th Jan 2011 - Mount Pleasant Ave Lower D6.
With the Planning permission running a Section 5 Application for exempted works has been lodged for the above project which will allow approved works proceed on site under the watchful eye of the Conservation Architect on site. A full Tender package has been issued for costing. An exciting time to be refurbishing a Period house with a site start by end of Feburary 2011.

10th Jan 2011 - Fortfield Avenue.
Project Design Architects have been retained for the refurbishment of an existing house including a two storey extension to side and rear. The proposal incudes complete updating of existing House to current standards of insulation and remodelling living accomodation. An exciting project to start the year.

7th Jan 2011 - New year Up-date
A good Holiday break had by all and its back to the grindstone for 2011 with renewed energy and enthusiasm.
Planning Application for the protected Structure on Mount Pleasant Avenue was lodged before Christmas despite the snow.
An encouraging start to 2011 with the commission to resolve a flat roof problem to an existing House in the Naul Co. Dublin.

13th Dec 2010 - Planning Lodged for refurbishment in Templeogue
Project Design Architects are delighted to have lodged the planning application for an exciting refurbishment and extension of an existing detached dwelling on Templeogue Road. The proposal consists of a complete remodelling of internal layout and provision of new double height entrance hallway and living accommodation to side and rear.

27th Nov 2010 - Insurance Assessment - Bray Co. Wicklow.
Project Design Architects are delighted to be working in conjunction with Ciaran O Brien Consulting Engineers and Mark Johnston Insurance Assessor in relation to rebuilding a house extension which was the unfortunate outcome of the recent high winds when a neighbours tree fell. It is our aim to complete the repairs quickly to allow the family return to her home and lives as soon as practical.

20th Nov 2010 - Mount Pleasant Ave Lower D6.
Project Design Architects have been retained to refurbish a newly Purchased Protected Structure in conjunction with Conservation Architects, Carrig Conservation Consultants Ltd. An exciting project requiring to bring a dated interior back to former elegance, maintaining character and style.

9th Nov 2010 - Projects move forward with positive results.
Several projects are moving forward with positive results received this week.
House extension in Blarney Co. Cork has received a decision to Grant permission with no onerous conditions. Project Design Architects will now move this project to tender stage.
Protected Structure in Lower Baggot Street  - change of use to laser skin clinic - final Grant of permission for change of use received. PDA would like to wish LSC Laser & Skin Clinic the very best in their new venture.

2nd Nov 2010 - Gaelscoil Phadraig - Works reach completion.
Mid term break is over and I'm glad to say that the new classrooms are in operation. All works have been completed by the main contractor and a final week of tidy up to complete a good project on budget. Project Design Architects would like to thank all the teachers / parents / neighbours / Board of Management and the Design team for their patience during this project and wish you all the best in the future with the new improved school facility.

27th Oct 2010 - CPD Designing Low Energy Domestic Refurbs.
A comprehensive one day seminar / training course completed in the RIAI to improve and optimise long term value for clients in refurbishment of existing houses and design issues faced with new buildings and environmental design and sustainability. Extremely interesting points raised at the seminar in relation to thermal bridging and the negative effects this can have on a building which is retro fitted with internal / external insulation incorrectly.
Project Design Architects are now equipped to tactal some of the burning questions faced in Retro fitting houses and new technologies available for future proofing homes. "Up to two-thirds of all energy consumed in existing houses is due to heat loss through the building fabric" This is not an expensive problem to solve. Through DEAP payback plans can be provided to the client for improvement works.

21st Oct 2010 - Tenders returned on Blanchardstown
All tenders bar one have been returned on the refurbishment of a semi detacted house in blanchardstown. Final negoications are ongoing with the lowest contractor and we hope to be appointing the Main contractor early next week. Prices are still showing high for the most part, however the lowest tender received does show that value for money is out there. The importance of good quality tender drawings with comprehensive specifications allowed for competitive tendering on equal grounds for all concerned.

I am delighted to report that Project Design Architecture have been appointed to remodel and extend an existing 1940's cottage which will include the provision of a Granny Flat accommodation in Delgany. An exciting project within a designated Corridor Area which will require careful design considerations to preserve views of special value and conserve the character of the local built environment. New House to be brought to highest sustainable level within the process.

4th Oct 2010 - New project - Rathmines
Project Design Architects have been appointed to oversee and negotiate the implementation of an adjoining neighbours Project through the planning process to ensure any conflict issues are resolved prior to construction.

27st Sept 2010 - Baggot Street - Protected Structure Change of Use.
Project Design Architects are delighted to receive Notification of Decision to Grant Permission from Dublin City Council for the change of use from Offices to Medical and Related Consultants Use for basement level suit in Lower Baggot Street Dublin 2. This Building is a protected Structure and required careful assessment and negotiations with the planning Authority to achieve a successful outcome.

22nd Sept 2010 - Blanchardstown House Refurbishment.
Tenders are due to be issued early next week for the refurbishment of a large 4 bedroom semi detached house with single storey extension to rear and front porch including remodelling of front and rear Gardens. Contractors list for tender is completed.   

21st Sept 2010 - New Refurbishment project - Dun Laoghaire
Project Design Architects are looking at a new project to refurbish an existing period house in conjunction with a Conservation Architect. This is a large 3,000 sq ft House with rear gardens and new Mews to the rear. An exciting project for the coming months.

10th Sept 2010 - Gaelscoil Phadraig, Loughlinstown, Co. Dublin.
Tenders are back, Contract is signed and this project is now due to start on site on Monday 13th September. The Main contractor awarded the project is ACF Construction Ltd. Project Design Architects would like to wish Andy Foot all the best in starting this new venture and look forward to a successful completion.

9th Sept 2010 - New Project: Dublin 6W
Project Design Architects have been appointed to Survey, Design and apply for planning permission for alterations and extension to an existing 4 Bedroom detached House including new medical surgery / apartment to complement combined use.

1st Sept 2010 - The Property Panel
The Property Panel has now reached it attendance goal and it will be launching a new web site in October which is great news. So far there has been very good collaboration between the Professionals involved and good work leads are starting to be formed. This will be an exciting group available for responding to any issue relating to property and will offer a one stop shop for all Clients, Buying, Selling or Developing Property.
